Dunham Pointe has spent almost three years being "the community with the retail village coming eventually." That changes this summer. The 1,300-acre master-planned community off Highway 290 at Mueschke and Mason Roads is breaking ground on a 25-acre retail village, and two builders just released new home sections. Here's exactly where things stand.

The Retail Village Is Finally Breaking Ground

Trademark Property Co. — the developer behind Market Street in The Woodlands and LaCenterra at Cinco Ranch — first announced its Dunham Pointe retail center back in November 2023. Construction starts this summer.

The finished center will run 206,000 square feet across 25 acres. Confirmed tenants include Shake Shack, Amorino Gelato, Milkshake Factory, and Pokeworks, with a national organic grocer and a junior fashion anchor also signed but not yet named publicly. Trademark's CEO called the pre-leasing demand the strongest the company has seen at any of its projects.

For buyers, this matters beyond convenience. Retail anchors like this typically move the needle on home values in the surrounding sections within 12 to 24 months of opening — the same pattern I've watched play out along Bridgeland's own commercial corridor.

Who's Building the Homes Right Now

About 700 home sites in Dunham Pointe have already been developed and sold to the community's builder lineup: Coventry Homes, David Weekley Homes, Toll Brothers, Tri Pointe Homes, and Newmark Homes.

Two new sections just opened. Toll Brothers released 27 new home sites in its Select Collection — 60-foot-wide lots, six floor plans, pricing starting in the upper $500,000s. David Weekley Homes is opening a new Enclave Collection section with 50-foot home sites.

If you're comparing builders, the lot width matters more than most buyers realize. A 60-foot lot gives you real side-yard separation. A 50-foot lot usually means a tighter footprint at a lower price point for similar square footage.

The Private Lake and What's Actually Built So Far

Dunham Pointe is built around a private amenity lake, with trails and green space woven through each section as it's developed. Not every phase has these amenities finished on day one — that's true of any master-planned community mid-build. If lake access or finished trails are a priority for you, ask specifically which section you're touring and what's open versus still planned.

Timeline: When the Retail Village Actually Opens

Groundbreaking this summer doesn't mean grand opening this summer. Retail construction on a project this size typically runs 12 to 18 months from groundbreaking to tenants opening their doors. A realistic expectation is late 2027 for the first wave of restaurants and shops to be operating, with some anchors likely opening in phases.

How Dunham Pointe Stacks Up Against Bridgeland

I work Bridgeland every day — Parkland Village and Lakeland Heights specifically — so I get asked constantly how Dunham Pointe compares. The short answer: Dunham Pointe is younger and still filling in its amenity base, while Bridgeland's trail system, lake, and commercial corridor are already mature. That difference shows up in price. Bridgeland's median sold price sits around $550K against a broader Cypress median near $335K — a premium buyers pay for amenities that are already built and proven.

Dunham Pointe's upside is exactly that: you're buying into a growth story instead of a finished product. Neither answer is wrong. It depends on whether you want established or early.
