It pairs a 30-year, fixed-rate mortgage with down payment and closing cost assistance of 2%–5% of your loan amount, offered as either a 3-year forgivable second lien or a 30-year deferred (repayable) second lien.
Minimum credit score is 620. You'll need to work with a Texas Homebuyer Program-approved lender and stay within household income and property value limits.
TSAHC — Texas State Affordable Housing Corporation
TSAHC offers a similar structure: 3%–5% down payment assistance, either as a grant (no repayment) or a 3-year deferred forgivable second lien. This can be layered with a Mortgage Credit Certificate, which gives you an annual federal tax credit equal to 15% of the mortgage interest you pay, capped at $2,000 a year — money back at tax time, every year you hold the loan.
Harris County Housing and Community Development — Down Payment Assistance Program
This one got a real upgrade recently: assistance was raised to up to $40,000 (up from $23,800, effective November 2025), and the minimum credit score is 580 — lower than any other program here.
But it now comes with a catch that didn't exist when this program was last relevant to this series: a 2026 maximum purchase price of $285,000 for an existing home, or $296,000 for new construction. Bridgeland's own median sold price is just under $488,000, Towne Lake's is $700,000, and Dunham Pointe's is $867,000 — this program doesn't reach any of those. It's realistic for lower-priced purchases elsewhere in the Cypress area, not for a typical resale in this farm.
SETH 5 Star Texas Advantage
This program offers up to 5% assistance toward down payment and closing costs, structured as either a 3-year forgivable second lien or a 30-year deferred option with no monthly payments, and works with FHA, USDA, VA, and conventional loans. The purchase price cap that used to limit this program is gone — SETH's current program terms list no maximum sales price, which actually makes it a stronger fit for higher-priced Bridgeland and Dunham Pointe purchases than it was a few weeks ago. Minimum FICO is 640.
What this means for you.
None of these programs are Bridgeland-specific — they're statewide or county-level tools that happen to apply here because of where Cypress sits. The right one for you depends on your credit score, income, and the price point you're shopping in: Harris County's program is generous but capped well below most homes here; SETH no longer has that ceiling.
